There are different types of land i.e. residential, commercial, agricultural, kharab, industrial, etc. The rules and regulations of each land type differ from each other. You will see kharab land in Karnataka. I will share details about the land in the paragraphs below.

According to the Karnataka Land Revenue Act, 1964, any piece of open land which cannot be used for farming or cultivation when the land survey was conducted is classified as Kharab land Karnataka. Government has ownership and authority over such lands and can use Kharab land for public purposes. 

 

Kharab Land can be used for various projects including the development of a biodiversity park, playground, water body, rock climbing area, and a jogging track. Kharab land BBMP is also known as phut or Pot Kharab. Generally, the land type is classified into two i.e. A Kharab and B Kharab land. 

A Kharab:

Land, farm buildings which are unsuitable for farming at the time of surveys. A kharab can be consolidated and transformed.

B Kharab:

Land which belongs to the government and cannot be converted by a private party. These lands are used for public purposes such as burial grounds, parks, footpaths, tanks, and streams.
