Recently, one of my clients asked me what is Khata Bifurcation. I said Khata bifurcation refers to the act of dividing a single Khata into multiple Khatas. It often specifies which sections of the property are assigned to which owner. With a processing charge equal to 2% of the stamp duty paid for registration, a person can receive a Khata Bifurcation in 30 days.

Legal Khata Bifurcation Procedure in Bangalore

Before going through the Khata Bifurcation BBMP process, ensure that you have the required documents, which typically include:

  • Original Khata certificate

  • Title deed

  • Sale deed (if applicable)

  • Encumbrance certificate

  • Property tax receipts

  • Approved layout plan (if applicable)

  • Identification documents of all owners or stakeholders

Application Process for Khata Bifurcation

  • Go to the Bruhat Bengaluru Mahanagara Palike (BBMP) office corresponding to the property’s location.

  • Request the bifurcation application form.

  • Complete the form and clearly mention how the property will be divided.

  • Pay any applicable fees for the bifurcation process.

  • Submit the completed application form along with all required documents to the BBMP office. 

You can expect to receive individual Khata certificates for each subdivided portion of the property once your application is approved.
