As mentioned by the others, the Khata transfer process is necessary when the ownership of a property changes. There are two types of Khata transfer procedure, online and offline. I followed the offline khata transfer method. Let me share the steps that I followed. 

What Is The Offline BBMP Khata Transfer Procedure?

Follow the below steps for the Offline transfer of Khata BBMP process. 

  • Make photocopies of documents such as

    1. Sale deed.

    2. Tax receipt for the current year.

    3. Occupation certificate

    4. Encumbrance certificate from date of registration. 

  • Go to the nearest Bangalore one center and collect the application form. 

  • Fill out the form and submit it along with the above-mentioned documents and pay an application fee of Rs. 110. 

  • After the verification of the documents, you will receive an SMS and the payment amount for the khata transfer process. If you don't receive an SMS within 30 days, then you need to visit the BBMP office again. 

  • Following the successful payment, you will receive a payment slip. 

  • You will receive another SMS from BBMP for the collection of the Khata transfer certificate from the BBMP office.

What are the Documents Required for Khata Transfer?

Prepare Documentation:

Being a lawyer, I have always seen that property-related legal work seems to be stressful and confusing to many people. I had clients who found sorting their legal documents very difficult and tiring. One such tiring process is BBMP Khata transfer online. But trust me, this Khata transfer process is not as confusing as it might seem. Let me tell you how.

Khata transfer process in Bangalore

Step 1: The first step is to attest the copy of the sale deed by an authorised notary.

Step 2: Then you will have to obtain the Encumbrance Certificate. The Encumbrance Certificate will act as an assurance document that states the property is free from any kind of legal liability. Usually, you will be able to obtain an EC in a week.

Step 3: Then go to the

Sakala website

and tap on the option ‘Click here for online services’, on the extreme left corner of the page.

Step 4: Click on the ‘BBMP’ option for the transfer of Khatas.

Step 5: After this, a new page will open up where you will have to enter your name, gender, email ID, and mobile number. Then click on ‘proceed”. If you already have an account you just have to click on ‘login’.

Step 6: Then click on the ‘Application tab and choose the ‘Online Application form’ from the drop-down.

Step 7: After this, click on the ‘transfer’ option and fill in the application form with all the asked details for Khata transfer. 

Step 8: Upload all the necessary documents for the same and then click on the ‘submit’ button. 

Step 9: Then, you will have to e-sign the Aadhaar card and enter your Aadhaar number to get an OTP on your number.

Step 10: After this, you will get an acknowledgement slip via SMS and you will be able to receive the status of your Khata transfer application within 10 days. 

Step 11: You will have to pay a Khata registration fee of 2% to BBMP.

Step 12: After registration, you will receive another SMS from BBMP to log in and download your EC online and collect the hard copy of the transferred Khata.

The Khata document is a vital document for the owners of a property as it denotes whether all the taxes on the mentioned property are cleared or not. Without the A khata, one is not eligible to apply for any loan or can issue a building license and even one cannot register the property without Khata. In case of a change of the owner of a property, one must be sure that they have completed the khata transfer process, or else the new person will not be regarded as the real owner.

The Khata Transfer Process

The khata transfer process can be done both Online and Offline. For the Online process, you need to have documents like Aadhar Card, Sales Deed, Tax payment receipts, Encumbrance certificate, khata certificate of the previous owner, Occupational certificate. The Process is:

  • Visit www.sakala.kar.nic.in/online/bbmp

  • Select Khata Transfer option

  • Fill in the form with the required details (Service applied for, applicant type, application type, previous owner’s name)

  • Type your name as is there in your Aadhar card

  • Check the Allotment number (you can get it from the EU certificate or the sales agreement)

  • Check the PID/KHATA No

  • Select SAS Zone

  • Select Ward Number and Name

  • Address to be given as mentioned in the sale deed

  • Select type of property

  • Select measurement unit

  • Select property status

  • Provide applicant’s postal address

  • Provide Mobile No and Email ID and get the reference ID.

  • Select channel of property

  • Upload mentioned documents (sales deed, tax receipt of the latest year, and EU Certificate)

  • Submit

The next page would ask you to provide your Aadhar number so that you can get the OTP and your application is submitted. You need to pay the khata transfer fee, which is 2% of the stamp value of the sale deed and you will get the hard copy within a month from the BBMP center.
