So you want to know what is LP number in real estate? Well, LP number means Layout Permission Number. It is issued by the competent town planning authority of local bodies after inspecting every technical aspect and checking whether the layout is safe for real estate development.

Let me explain this using an example. In Hyderabad, LP Number of HDMA and DTCP layouts are given by the authority of HMDA (Hyderabad Metropolitan Development Authority) and DTCP (Directorate of Town and Country Planning) after inspecting all technical aspects. So, to get the land permission number, you’ll have to approach either DTCP or HMDA accordingly.

Documents Mandatory in Technical Aspects for HDMA layouts:
  • Geo Co-ordinates of the site under reference

  • Auto CAD Drawing in Pre DCR Format

  • Photograph of the site as well as the approach road

  • Structural stability certificate from structural engineer.

  • Location Plan drawn displaying the site and nearby physical features (Only 1 copy needed)

  • Building Plan signed by the property’s owner, builder if any, the Architect and the Structural Engineer who designed the structure. They are also required to mention their permanent and present addresses and to submit the license copy.

When my father started the construction business, I got to know about the LP number. The final approval number is granted by the authorities of DTCP or HMDA after reviewing all technical elements. It is acceptable for real estate construction and is known as the LP Number of DTCP and HMDA Layouts. So, depending on which Layout develops, you'll have to contact HMDA or complete the DTCP approval process to obtain the same.

Guide about HMDA LP number search:

  • First, I visited the official website of 

DTCP Telangana 

  • Then I scrolled down to find the 'Citizen Search' option.

  • Then I was redirected to a whole new page.

  • There I entered information such as the file number, applicant's name, architect's name, server number, permission layout type, case type, and land use zone.

  • After that, I selected the 'Search' option.

  • After all the process, I received all of the information, including the LP number.

What is LP number in DTCP?

As you can see, Manjot explained very well the concept of LP numbers. He also listed down the essential documents for HMDA layouts.  After evaluating all technical features, the authority issues a final approval number, which is appropriate for development projects.
