What is MOFA carpet area?

The Government of Maharashtra introduced the MOFA act in 1963. It is one of the key regulations governing the real estate industry in Maharashtra. It has shared some guidelines for both promoters and buyers. And one of them is the MOFA carpet area.

 

As per the MOFA carpet area, the area that includes the entire floor area of the property along with the area covered by the balcony is known as the MOFA carpet area.

 

As per the RERA definition, the internal ‘usable area’ of the property excluding areas such as walls, terrace, balcony or any other space which lies outside the walls is the carpet area.
