Hi Sarza, I couldn’t find any possible way through the Swavlambi system, but you can follow these steps to get your Phodi.

  • Visit the

    Karnataka Land Records website

    .

  • Fill in your mobile number and the captcha.

  • Then, click on send OTP.

  • After this, enter the OTP and the other required details to log in.

  • Click the Login button.

  • On the next screen, click on ‘New Request’.

  • Under this, you will find ‘Phodi’ as well. Click on it.

  • After this, enter the application details, such as your name, address, and type of mutation.

  • You will also be asked to submit a few documents. Once you upload them, move to the payment by scrolling down.

  • You will be able to see the application fee on the left side. Click on the ‘Pay’ button to make the payment.

  • Submit the application in the end.

That is all.

Thanks for explaining what a Phodi means. I have a question. Does the Svalambhi system work to get Phodi done? If not, what is the procedure to get it done?

Do you want to know

what is Podi in land records

? The answer to this question is given below.

Describe Phodi land meaning

In simple language, the segment of survey numbers into different sub divisions is known as PODI of Agricultural Land. This is completed by the Officials from the Survey Department. It is currently required in Karnataka to have a Land Podi completed prior to purchasing or selling any agricultural land.

  • Establishing and recording an individual’s ownership over their land as well as avoiding disagreements and disputes over land-related issues are the fundamental goals of maintaining Podi.

  • The land in Karnataka cannot be filed in the Registrar's Office without Podi.

  • To get Podi in Karnataka, you have to wait for 10 working days.

  • The land's survey number, owner name, the sorts of crops cultivated, and other information are all included in the podi.

  • In addition to protecting landowners' rights, Podi also maintains property records.

  • The podi facilitates effective decision-making in areas pertaining to land transfer, dispute resolution, and agricultural planning by offering a thorough record of the history and state of the land.

Moreover, the response given by Aadar Shukla contains additional information concerning the Phodi Land meaning. I hope this helps you.

Detailed meaning of Phodi:

Phodi refers to the split of survey numbers into many subdivisions in agricultural land. In Karnataka, getting a Land Podi prepared before buying or selling any agricultural land is now required. I have done this Phodi system for my land and it's really necessary for better clarity of the land. The official authority members from the survey department are in charge of doing this Phodi system. It’s mandatory to execute Phodi because you can’t register land in the Registrar's Office without doing Phodi. Dharkast Podi is required in the event of Dharkast Land, which is government-granted land. You can’t sell or buy land without Dharkasth Podi, and it can't be transformed to non-agricultural uses without it. In the case of Grant Land, a Dharkasth Podi is required.

Guide on what is Phodi meaning:

1) You own property and wish to divide it equally between your two sons. You just have to divide the land into two parts. You will get two "phodi" land pieces as an outcome. 2) It's given an additional Phodi number and then hissas when it's been divided. 3) When survey number one is split up into two portions, each of which will be subjected to a Phodi that includes a survey, measurements, and borders. It will be known as Survey 1/P1 and Survey 2/P2. 4) It will be forever altered to 1/1 and 1/2 after being confirmed by the relevant Survey and Revenue Department.

Tatkal Phodi means:

When you need an 11e sketch of the property during property sales, transfers, and other transactions, solutions are offered to obtain the sketch, as well as other documents. It also helps to obtain the RTC after fixing all faults and recounting the land area in the sketch and RTC.

Meaning of P in RTC after Phodi:

It's primarily used for grant lands, and it's assigned a P number (pending number). The procedure is long and the file is passed from the Village Secretary to the Tahsildar, then to the Assistant Commissioner, then to the Deputy Commissioner. It can take anywhere from six months and five years to complete the procedure. This guide helps you with Phodi and its exact meaning.
