In Karnataka Land Records, RTC stands for Record of Rights, Tenancy and Crops. It's a vital document, similar to Pahani, that offers an in-depth look at a specific land parcel. Here's a breakdown of the information an RTC typically contains:

Ownership Details:

  • Names of all the landowners along with their shareholding percentages.

Land Specifications:

  • Total land area mentioned in acres, guntas, and sq. ft.
  • Classification of the land (agricultural, residential, commercial, etc.)
  • Details about the soil type.

Encumbrances:

  • Information on any loans secured against the property.
  • Any other legal restrictions on the land.

Tenancy Information:

  • Details of any tenants on the land, if applicable.
  • Nature of the tenancy agreement (lease, sharecropping, etc.)

Cultivation Details:

  • Crops grown on the land during the specified period (if applicable).

Water Usage:

  • Information on the source of water used for irrigation (canal, borewell, etc.)

Additional Information:

  • RTC may also include details about mutations (changes) in ownership that have occurred over time.
  • The validity period of the RTC document itself.

Significance of RTC:

An RTC serves as a critical document for various purposes, including:

  • Verification of land ownership during property purchase or sale.
  • Obtaining loans against the land as collateral.
  • Settling property disputes.
  • Land use planning and development.
  • Paying property taxes.

Obtaining an RTC:

You can access your RTC electronically through the Karnataka government's Bhoomi portal ([Bhoomi Karnataka Land Records ON Bhoomi Online bhoomionline.kerala.gov.in]). The portal allows you to view and download your RTC after providing details like district, taluk, hobli, village, and survey number.

Record of Rights, Tenancy and Crops is what RTC land records stands for. I see it as an intricate map of a property that shows who owns it, who is occupying it right now (if any renters exist), and even what kinds of crops it produces. If you are investing in land, you should know that it is a key land document that is issued to the current landowner which is also referred to as the Pahani.

Now that you know what is RTC in property, take a look at what lies within the RTC:
  • Landowner details: Name, address, and type of ownership (individual, joint, etc.)

  • Land Description: Location, survey number, area, soil type, and classification (agricultural, residential, etc.)

  • Tenancy information: If the land is leased, details of the tenant, lease duration, and rent.

  • Crop details: For agricultural land, the types of crops typically grown.

  • Liabilities: Any mortgages, loans, or encumbrances attached to the land.

  • Area of the Land

  • Water Rate i.e. how much of water is to be utilised to keep the land.

  • Commercial, agricultural, and non-agricultural residential flood areas.

  • Nature of possession.

  • Liabilities such as bank loans on the land.

  • Tenancy.

It is a document that contains important land-related details such as the owner's name, area, soil type, etc. It is distributed to maintain land records. In an RTC, the size of the land is measured in acres/hectares. The record is signed and verified by the Tahsildar/Deputy Tahsildar in the villages of Karnataka.

  Details RTC holds :
  1. Bhoomi measurement

  4. Issues regarding land-ownership, transfer, and tenancy

  5. Scan the authenticity of the land

  6. Status of land possession

  7. Land capacity for water absorption

  8. Fertility capacity for the crop which is grown.

It is used for the following reasons :

Even projects that fall under the Real Estate Regulatory Authority( RERA), consider RTC to be a legally viable document. RTC reduces the risk of inefficiency and corruption in the maintenance of land records.

Banks often ask for the document to disburse farm loans.

The document is used during the purchase or sale of a plot of land.

If you wish to purchase a property in rural Karnataka, ask the previous owner to finish RTC before taking the deal forward. The document will be useful for you. I hope you'd doubts about RTC full form in land have been cleared.

I went through Narayandas’s answer and I feel that he has provided a very informative answer about RTC meaning in land records. I would like to add to his answer as I have done detailed research regarding RTC.

I found that Bhoomi is the Land Records Management System of the Government of Karnataka, which was released in the year 2000. Bhoomi's goal is to give residents access to digitised Record of Rights (RTCs) that were previously stored manually, making it faster and easier for them to receive the information they require.

Citizens can use Bhoomi Online's official website to register for services such as citizen registration, revenue maps, conversion applications, conversion request status tracking, mutation services, dispute cases, RTC and MR viewing, and so on. Bhoomi has physical offices in more than 6,000 Gram Panchayats spread throughout 175 taluks in the state. After understanding what is RTC in land records, let me brief you,

The Bhoomi RTC portal offers the following services relating to village land records:
  • Check Pahani: Record of rights, tenancy, and crops (RTC) online

  • Mutation register

  • Revenue maps

  • Mutation status

  • Mutation extract

  • i-Record of Rights, Tenancy and Crops (i-RTC)

  • Tippan

  • RTC information

  • Mutation extract

  • Registration of citizen

  • Citizen login

  • XML verification of RTC

  • Register of dispute cases

  • List of new taluks

After briefing you about the services, I want to detail you the process. Though Mr. Narayandas has mentioned the online process to get RTC online I want to brief you in detail as I have gone through the process recently.
