What is Sale Deed Registration?

Sale deed is a legal document that proves the sale of the property is complete. This document is an agreement between the buyer and the seller regarding the property. The sale deed is registered under the sub-registrar office. The sale deed is considered legal in the eye of law only if it is registered.

There are various  steps involved in the sale deed registration process:

•  Before you do a sale deed registration it is important to make sure that the decided amount is paid by the buyer.

• The seller must verify that there is no amount due on the property like home loans, house tax, society dues, etc. If left any then the application for sale deed will be canceled.

• Stamp duty is a tax that is collected by the government of India for the purchase of a property.

• It is calculated based on Guidance Value, decided by the state government as per the location of the property.

• Along with the Stamp duty 1% from that calculation, will be taken as sale deed registration charges.

• Completing the payment process you are required to take a printout of the online Acknowledgement number.

• The stamp duty and registration charges are done based on the calculation of guidance value of the property decided by the state government as per the location of the property. Stamp duty is 5%-7% and 1% from the selling amount of the property. 

• After submission of stamp duty you will be required to visit your legal expert, He/she will describe the details mentioned in the deed like payment details. A special agreement between the buyer-seller, if any.

• The lawyer will attach the e-stamp paper to the deed.

• When the documentation process is complete and done with all the formalities, then the   final call will be left at the Sub-registrar's office with two witnesses from each party.

• You can collect the Resisted sale deed after 15-20 working days.
