Carpet area can be classified as the area enclosed within the walls of your flat. As the name suggests, it is the area where you can lay down a carpet or move without restrictions. The area which is taken by external walls, personal terrace, and verandah, etc are not included in the carpet area.
Proportionate shares of common areas are all the common areas summed together and divided by the number of flats within the building.
All common amenities that are not charged by the residents directly make up the common area. Corridors that run throughout each floor, sports complex, lobby, staircases, clubhouses, etc
What does not count as a common area :
Septic tanks
Outdoor swimming pools that do not have a ceiling
parking garage
open sports club or facilities etc.
