Many house-buyers have been confused about what is super built up area? To end the confusion I am going to explain the super built up area to you and everything you should know about it. A Super built-up area is the total area of the property including carpet area and built up area. Before RERA came into existence, the developers sold properties without revealing the carpet area or built up area. However, now they have you clearly mention the carpet area and built up area so that buyers know how much they are paying for each sq. foot they will be using.

The built up area is inclusive of the area covered by entrance lobby, corridors, stair cases, lift shafts, lift lobby, generator rooms, club house, security room and any other common areas in the complex. The areas excluded from the super-built up area calculation includes underground sump, water tanks, walk ways, swimming pool, open sports facilities, weather sheds, inaccessible flower beds, lofts, etc.

The calculation of Super Built-up area is simple,

Super built-up area = Built up area + Proportionate Common Area

Or 

Super built-up area = Carpet area (1+loading factor)

To calculate the super built up area, builders usually consider 1.25 as a multiplying factor for common area, hence, increasing the total saleable area by 25%. This percentage is referred to as loading.
