What is tenant improvement allowance?

In simple terms, it's money that a landlord is committing to giving the tenant for  improvements or modifications to the rented space. It's basically like a budget given to the tenant.

The exact amount can be negotiated as part of the lease agreement.

Some landlords don't offer any allowance at all. The cost of major renovations and fixes such as painting, installing new flooring, adding new fixtures, or even making small structural changes to the space will be paid by the tenant. The compensation is usually  provided by commercial landlords.

Define tenant improvement allowance:

Also known as lease improvement allowance or cash allowance is amount offered by the landlord to the tenant for carrying out various renovations in the rented space. The reimbursement can be given as a lump sum, immediately after the renovation is carried out, or spread over the term of the lease.
