The exact cost of agricultural land can fluctuate depending on specific regions and the land characteristics. My grandfather used to own one back in the 90s and recently, we were discussing the cost of 1 acre agriculture land price in Karnataka when I found that on an average; it ranges between Rs. 30 lakhs to Rs. 40 lakhs in 2024. However, it can differ based on various factors as location, land use, soil quality, etc.

What is the Cost of 1 Acre Agricultural Land in Karnataka?

If you’re thinking of buying agricultural land, here are some factors you should know that affect the cost.

  1. Location: Lands near urban cities like Bangalore or well-connected areas tend to have higher costs because of its accessibility to transportation and city lifestyle.

  2. Soil Quality: Fertile soil like black soil and red soil can drive up the costs because most land buyers prefer high-quality soil, which leads to more demand.

  3. Water Access: Another factor could be the availability of natural water sources or irrigation options, which may increase the land value.

  4. Land Use: Uncultivated lands are less-expensive as compared to lands suitable for high-value crops.

  5. Government Regulations; Some areas have legal constraints and I learned that government regulations such as restrictions on non-agriculturists purchasing land can significantly affect the land value.

  6. Infrastructure: If a land is well-connected to roads, markets, and other amenities of the city, the cost will be higher.

So, the cost may vary depending on the above factors. However, I recently came across the cost breakdown in a few regions in Karnataka, so sharing them below.

Area

Price

Davangere

Rs. 15 lakhs - Rs. 45 lakhs

Kunigal Rural

Starts from Rs. 70 lakhs

Rampur Village

Starts from Rs. 20 lakhs

Devanahalli

Rs. 1 crores - Rs. 2.8 crores

Hubli

Starts from Rs. 2.2 crores

I hope that helps.

What is the Cost of BDA Sites in Bangalore?

In the majority of the states in India, people who own agricultural land or the parents that own agricultural land can buy land for agriculture. If you satisfy this criterion, then you can buy land in Karnataka. In Karnataka, there are two types of farming soil: black and red. In north Karnataka, you will find black soil. Black soil is useful for the kharif crop. While, the south and coastal areas have red, sand mixed soil for rabi crops. Black soil is also known as Khushi or dry land which is useful for cultivating jowar, wheat and pulses. On the other hand, red soil also known as thari land or wetland/garden land which is used for cultivation of rice, paddy, coconut, and cash crops like coffee and tea. The rates vary from region to region. For example, land with good soil in Davangere would be around 15 lakhs for an acre while some other location in Davangere would be around 45 lakhs for an acre. So it all depends on the exact location, quality of soil, water supply, rainfall and a few other factors.
