certificate is the final document of a property that proves the property owner. Also, a khata clarifies that the property is legal and if the property is constructed it is constructed under RERA guidelines and has other approvals such as approval from water board, electricity board, environmental department etc. One of the main objectives of A khata is that the owner of the property has paid all the property taxes. Properties with A khata certificate can be resold or transferred. The owner of A khata certificate is eligible for home loans, building licenses.
- B KHATA
is a temporary document where the owner with B khata certificate can not engage in trading the property. This means the properties with B khata certificate can not be sold. The B khata certificate is issued to the properties that have some kind of loophole in it such as the building is not constructed as per the approved plan or the land title is not clear or the property debts are not been cleared or tax has not been paid.

To make the collection of taxes easier, the Karnataka Government has made it mandatory for all the properties falling within the limits of BRUHAT BENGALURU MAHANAGARA PALIKE(BBMP) to obtain a KHATA certificate. Khata therefore is a legal document which holds all the vital details regarding the property like property types, size,location, area, the flat number, the number of floors and the property's establishment date, property identification number, carpet area, built up area etc.
There are two types of khata certificates: A khata and B khata.
A KHATA:A KHATA certificate is a proof that property has gained all approvals from the concerned authorities and the property owner has paid all the required property taxes and owns a legal property. Properties with A khata certificate can be resold or transferred. The owner of A khata certificate is eligible for home loans, building licenses and can avail occupation certificates easily. They can even get permission for construction or an expansion of the property.
B KHATA:When there is a property which has violated the building bye laws or have not yet cleared the property tax dues, B khata certificate is issued. These properties are considered illegal and hence cannot be resold or transferred B khata properties are not eligible for any bank loans or any trade licences. A property owner with B khata certificate is not permitted for any kind of construction work or expansion work of their property.
Once the owner of the B khata properties clear away all their property taxes and clears his dues his property can be upgraded to A khata properties and he can enjoy all the privileges which are bestowed upon the A Khata certificate property holders
