The terms which are used by developers and agencies are as follows:

  • Super Built-Up Area

  • Covered Area

  • Carpet Area

Carpet Area Covered Area 

The whole floor area excluding internal walls. It is a self-explanatory phrase that refers to the amount of carpeting that can be installed. You can get it from the developer's floor plan or you can measure it yourself

The covered area is the overall area of the flat, measured from wall to wall. The carpeting and internal walls are included. Add 12-15 percent of the carpet area to get at this figure. If the wall is really thick, you might want to go with the higher band, which is 15%. Built-up area is another name for covered area

For example, 

Carpet area  = 2000 sq. ft.

Covered Area  = Carpet area + 15% of Carpet area

= 2000 sq. ft. + 15% of 2000

= (2000 + 300) sq. ft.

= 2300 sq. ft.
