  Carpet area is Meaning by RERA as an apartment’s area under external walls. Which includes rooms, internal walls, stores, cupboard, staircases within property unit.

Formula to calculate carpet area, Carpet Area Calculation.

Carpet area = Area of bedroom + Living room + Kitchen +Bathroom + Toilets + the thickness of the inner walls+ Stores + Cupboard Areas + Staircases within property unit Includes: Rooms- Living Room, Bedrooms, Dining Room, Study Room, Dressing Room, Other Rooms. Kitchen, Bathrooms. Internal Walls. Stores. Cupboard Areas. Staircases within property unit. Excludes. Service shafts. External Walls. Commen Area- Lifts, Staircase, Club house etc. Balconies, Terrace and verandhas . Example: Assume a property area is 1000 sq ft. The total cost of the property is 3,000,000 Rupees. So the rate per sq ft. = 3,000,000/1,000= Rupees 3,000 sq ft.

How To Calculate Super Build-Up Area?

Formula: Build-up area+ Pro-rata Common area

Hey,

I did not know the difference between built-up area, super built-up area, and carpet area when my father used to talk to property dealers about buying properties. So, I asked him about the difference between super built-up area and carpet area. This is what he told me.

Carpet Area

It is an area that can be covered by carpet or net usable area. In simple words, it is the distance between the inner walls. It does not include common areas like lobby, lift, lobby, etc.

Built-up area

It is measured from the external perimeter wall surfaces.

In simple words, it is the carpet area plus the wall thickness as well as other unusable areas within the flat like the flower beds, terrace, dry balcony, etc.

Carpet area + area of walls = Built-up area Super built-up area

It is the saleable area, which contains the carpet area as well as the area occupied by shared/common construction (like stairs, lift, etc), areas occupied by walls, terrace, and balconies.

In some cases, developers include amenities such as a garden, pool, clubhouse, etc.

Common areas + Built-up area = Super built up area
