In 2020, I submitted an application for a Khata transfer through a middleman at the BBMP office in Bommanahalli. I had included the Sale Deed, the most recent proof of property tax payment, the Khatha information from the previous owner, the Encumbrance Certificate (EC), and the necessary money with the application. After a few follow-ups, I had my Khatha transfer completed in 15 days. It was during this process that I came to know about the Uttara Patra document and its use of it in the Khata transfer process. I will help you out with it. But before that, I will tell you what is Khata and what is Khata transfer.

What is a Khata?

Literally, it refers to a person's account that they have for their Bangalore property. It details how property owners within the BBMP's (Bruhat Bengaluru Mahanagara Palike) jurisdiction were assessed. When you apply for a building or trade licence, a business loan from a bank or other financial institution, or any other licencing, khata is crucial. It contains all the information necessary to file property taxes, including the owner's name, the size of the structure, the address of the property, and other specifics.

What is Khata Transfer and Khata Uttara Patra?

When ownership of a piece of property is transferred from one person to another, whether through the sale of the property, a gift, a will, the death of the property owner, or for any other cause, a khata transfer is necessary. The application for a Khata transfer is the same as the application for registration and this application is known as the BBMP Uttara Patra. The following documents must be submitted with the application:

  1. Title deed

  2. Tax paid receipts and Khata information 

  3. Tax paid receipts and Khata information 

  4. 200 rupee National Savings Certificates

  5. Owner's death certificate (applicable in case of the death of the property owner)

  6. An affidavit stating that the petitioner is the khatedar's legitimate heir.

A Khata is a crucial document that must be shown to prove legal ownership of the property in BBMP records or to obtain a building permit, trade licence, bank loan, or other licences. An acknowledgement of the application form called a "Uttarapatra" is created before a Khata is processed.

But the BBMP introduced the Khata concept in 2007 to ensure which property is legally disputed and which property is not. Today, you need to convert your property from B Khata to A Khata to make it legally approved. So, what documents required for Khata transfer? As far as I know, the Khata certificate determines if your property is free of legal disputes. And Uttarpatra is the application slip of the Khata application. If you find any difficulty to obtain the KHata certificate the Uttar Patra will be required.
