My grandparents were planning to add one floor to their house and hence they asked me to check how much it cost. I researched what is the g+1 construction cost so that they can plan the construction effectively. I came to know factors such as poor soil conditions, uneven terrain, or challenging site locations can increase costs because of additional site preparation work. There are several other aspects that can affect the pricing which I have shared below.

What is the Cost to Build First Floor Extension?

I also found complex designs, premium materials, and client-specific customisations significantly influence the overall budget. Labour costs, which vary based on demand and local standards, and market fluctuations in material prices, can further affect construction costs.

  • You need permission from GHMC and also get your construction plan checked. GHMC checks the building plans in terms of safety, design and zoning. It ensures that the required standards are met and laws followed.

  • GHMC, through TS-bPASS, its online permit building system offers one online application form to get all NOCs and construction permits. Post this, all Telangana building permits will be issued in 21 days.

To calculate the construction cost, you need to use the following formula:

Building/Home Construction Cost = Area of Plot X Construction Rate per Sq Ft

Area of plot = total land space or the existing floor area

Construction Rate per Sq Ft = Cost to pay for constructing each sq ft of house

I have shared the average cost of first floor addition I came across later from our contractor.

Type of Building Construction Cost per Sq Ft

Residential Building / Independent House

Rs. 1500 – Rs. 2500 per sq ft

Commercial Space

Rs. 2500 – Rs. 4000 per sq ft

I hope you found this helpful.

How to Calculate House Construction Cost?

Before constructing our one-floor house, I was quite confused and unsure about the first floor construction cost and other details. I consulted my cousin about this as he is a civil engineer. He told me that, on average, construction of a 1000 sq ft house can cost up to Rs. 12 lakhs, but there are quite a few factors on which the price can vary.

What Is The First Floor House Construction Cost?

He gave me a detailed breakdown of the construction price. I have added that in a table to make things easier for you;

Expenses Average Cost (Rs.)

Brick wall construction without RCC

800 per sq ft

Brick wall construction with RCC

900 per sq ft

Raw material cost

7 lakh onward

Civil work

1,500 per sq ft

Plumber/electrician

2,500 per sq ft

Architect

15,000 onwards

After that, he told me about the various factors that can change the 1st floor construction cost.

  • Location

: He told me that construction can differ greatly based on location.

  • Materials

: According to him, the cost is influenced by the materials you select for the roof, flooring, frame, finishing, and foundation.

  • Labour Cost

: He also said that the experience and skill set of local labours and workers could impact the cost of labours.

  • Other Variables

: My cousin told me that other variables, such as soil conditions, construction accessibility, etc., can also affect the price.

And that is all that he mentioned about the first floor construction cost. I hope this has been helpful.
