How does the FSI New Delhi works?

There will be a standard Floor Area Ratio (FAR) for both commercial and residential projects, based on the modified Delhi Master Plan 2021. The FAR for a plot area of 100 square feet was previously between 1.8 and 2.25. But it has now been increased to 3.5. It typically falls between 1.2 and 3.5. The potential FSI of a structure can be affected by a variety of factors. These factors include the structure's size, type, and location as well as any necessary facilities that may be provided for the structure.

Floor Space Index is a term. The floor space index, or FSI, is simply the ratio of the gross area of the land on which a structure is to be built to its floor area. Municipal or local governments under the control of the relevant State Governments control Floor Space Index. These numbers are set and dependent on the National Building Code. It describes the largest floor space that can be built on a plot of land.

What factors affect FSI in Delhi?

  • Structure type or project's intended use, such as a residential, commercial, or industrial structure.

  • Existence of sewer, electrical, and water lines.

  • If the land is located in an urban or rural location.

  • Road width next to the land or property.

  • Structures also have an impact on the FSI values.

  • Regular structure (maximum of two floors)

  • Unique structure (Minimum two floors and maximum 4 floors)

  • Multi-story structure (more than 4 floors)
