Hey,

If you live in a rented property, you must already know that a landlord and tenant must get a renters agreement wherein details about the property, rent amount, security deposit, and rental tenure are mentioned. This rent agreement needs to be signed by both parties. Like any other contract, there are rent agreement charges in Mumbai and other cities.

What is Rent agreement cost in Mumbai?

The documentation process is long drawn as police verification of the tenant is done as well. All states have different charges for the registration of a rental agreement. This means the amount I will share here for Mumbai might differ from the property-rent agreement in Delhi. For the most part, 0.25% of the estimated rent is the cost. This is mentioned in The Bombay Stamp Act, 1958. It is written in Article 25 of Schedule 1 that the registration charge is “ 0.25 per cent of the total rent for the period”. Typically this will be Rs 1100- Rs.1500.

Minimum rent agreement charge and property registration charges are different. You can look at the formula given below to know stamp and registration charge costs as well.

Monthly rental x No of months = A

Advance rent for the period/non-refundable deposit = B

10% x Refundable deposit x No of years of the agreement = C

Total amount subject to stamp duty = D = A+B+C

Stamp duty = E = 0.25% x D

Once the rental agreement has been signed, You can conduct online rent agreement registration on the official website of the Maharashtra government

I hope my explanation of rent agreement charges in Mumbai has cleared your doubts.

It depends on the amount of rent and the period of contract. The cost is ususally 0.25% of rent estimated rent (because it increases after the first year) of two years plus the cost of stamp duty and registration fee which is around INR 2000.
