What is the Neelam Senroofs Review Mulund East Mumbai?

The Neelam Senroofs address is what grabbed our interest a while ago. As our business is set up in the area, we have been searching for a 3 BHK home here. Not just the closeness to our store, but we liked the connectivity of the project with Nahur railway station 500 m away and the international airport being 22 km away, which is quite decent for Mumbai. 

We were satisfied with the area of the houses here, with the 2 BHK being 864 sq. ft. in area and the 3 BHK being 1250 sq. ft. in area. The project is registered under RERA and the Neelam Senroofs RERA number is P51800032087.

I feel that the only downside is the pricing for us. The 2 BHK starts at Rs. 1.75 crores and the 3 BHK is being offered at Rs. 2.8 crores. We are keen on buying the 3 BHK, but the price tag is what's holding us back at the moment. 

Hello Tripti, I’ll share a Neelam Senroofs review based on our outlook on the project. We went to visit the project a couple of months ago. Mulund East is a developing area, which I believe is a rising market. Keeping that in mind, I believe that this project is well-rounded.

The Neelam Senroofs project size is a spacious 12-acre with 200 units of 2 and 3 BHK homes. With such a huge area, I was impressed with the range of amenities like a fitness centre, swimming pool, basketball court, landscaped garden and more.

If all goes well, we will book the 2 BHK at this property. So, you can give them a visit as a good option for housing in Mulund. 

The Neelam Senroofs location is near CEAT Tyres Limited, Nahur, GMLR, Mulund East, and its location is really great. You can reach bus stops, markets, malls, and other destinations easily from here. I visited this project twice and will finalise a 2 BHK here by next year. Neelam Senroofs possession date is set for December 2025, so I am planning to wait a few more years. To date, I have visited this project, and their set of amenities is quite good, well-equipped and spacious. Here is the list I have:

• Squash court

• Bowling alley

• Lounge

• Mini theatre

• Badminton court

• Rainwater harvesting facility

• Multi-level spacious parking

• Spa and massage area

• Decorative compound wall

• Party lawn with garden

• Energy efficient fixtures 

The Neelam Senroofs construction status can be said to be in its mid-stage and it's going at a really good pace. I am sure they will be able to wrap it within the said time. 

We have really become desperate to have a house of our own, and after learning about the Neelam Senroofs completion date, we planned to visit it and finalise a 3 BHK here. We gave them the booking amount, and everything until then was good. But the Neelam Senroofs price was quite high, and since my husband’s office started laying off employees, we decided to drop the plan and save money for the future or invest in some other affordable project. We were promised to be given the booking amount back but now they are simply not giving us our money. 

In June, we went to have a talk with the sales team there and witnessed a few more people having the same issue. Is this how you play with customers? Highly disappointed. I am never going to suggest anyone invest here.

I checked out several properties in the Mulund East area, but the problem was with their location. They were far from hospitals, markets and schools. I wanted easy accessibility to these places primarily. After a lot of research, I came across Neelam Senroofs. I quite liked it. For me location plays a major role so let me state why this project is a BIG YES for me in this Neelam Senroofs review-

• The Nahur Railway Station is just a km from here

• The 7Melon and Brazilindia bus stations are within 4.6 and 7 km respectively

• The Nahur and Mulund Depot are within 1.3 km

• Mulund Depot is also within 7 km

• Holy Trinity Hospital-Advanced Cardio Diabetic Care and RG Stone Urology Centre are within 3 km

• Drishti Eye Care Centre is within 3.6 km

• Kids Gurukulam Preschool & Day Care Centre is about 2.8km from here

• GIGGLE HEARTS PLAYGROUP, NURSERY & MULTI-ACTIVITY CENTER, MULUND WEST, MUMBAI is within 4 km

• PVR Mulund is very near this project. It is just 3 km from there

• R Adlabs, CINEMAX ETERNITY and Cinepolis are within 6 km

You will get everything nearby this project. Travelling is not at all an issue you will ever face here. I will suggest you check it out before making a decision about investing here.

The price of the apartments are a bit high in Neelam Senroofs but overall it is a really great project. You can buy 2 or 3 BHK apartments from here. Here is the floor plan I got from their officials-

I visited this project in November 2022 with one of my friends who had booked an apartment here so let me share some of the major problems the project has-

• The security guards and sales team are very rude. They do not bother to clarify doubts or share details vividly. If you ask a question twice, they simply get annoyed and never repeat anything

• Forget getting your booking amount refunded once you pay. My friend got laid off so had cancelled her booking here but to date, her amount has not been refunded

• They are not welcoming towards pets so pet lovers, please do not invest here

• This project is amid a noisy environment so you will witness 24*7 noise pollution

I will rate this project 2/ 5 in this Neelam Senroofs review and will never recommend it to anyone.
