Hi, Buddy

I can explain to you what is the procedure for mutation of property. When a property's ownership changes, it's critical that the new owner updates the local authorities' income records so that property tax can be levied on her/him. The term "mutation" refers to the process of documenting a change in ownership in a municipality's revenue records.

In Hindi, mutation is referred to as 'Dakhil Kharji' and 'Intekal.' When a new owner asks for a water or electricity connection, a mutation certificate is necessary.

Before moving on to the mutation of property in Delhi procedure let me tell you that the North Delhi Municipal Corporation (NDMC), East Delhi Municipal Corporation (EDMC), and South Delhi Municipal Corporation are the three municipal authorities in Delhi (SDMC).

What is the procedure for mutation of property in Delhi:

Property mutations in the Municipal Corporation areas of Delhi can be done both offline and online using the Municipal Corporation of Delhi's website.

For all ownership transfers, excluding those that occur through inheritance, Form 'A' must be completed. For applications for mutations after ownership transfer by inheritance, Form 'B' must be completed.

The following documents must be added to the completed form for mutation.

  • Copy of the deed of sale, gift, transfer, exchange, or partition

  • If relevant, a copy of the will

  • If applicable, a copy of the succession certificate

  • If applicable,a copy of the Power of Attorney (PoA)

  • A three-dollar court stamp charge is attached to the application for a change of name. Annexure 'A' in the Annexures section contains this application.

  • On stamp paper, there is an indemnity bond that indicates that if a legal disagreement arises after the mutation, the owner will indemnify the Municipal Corporation. A notary must attest the bond, which must be written on 100 stamp paper. Annexure 'B' contains the indemnity bond.

  • Affidavit on 10 stamp paper, attested by a notary, listing the names of the prior and new owners of the property in dispute. In Annexure 'C,' you'll find the affidavit.

  • Receipt of the most recent payment of property taxes.

  • Card of identification
