So, if you (owner of the property) decide to change your official name, you should also update the property registration documents to avoid legal hassle and property disputes in the future. Let me tell you the procedure to change name in property documents:
  • Firstly, you will need to submit an affidavit mentioning the current name, the new name, current address, and reason for changing. It should be signed by 2 gazetted officers (along with the stamp).
  • Then, you will have to advertise the change of name in a local leading daily newspaper containing your new name, old name, DOB, husband’s name or father’s name, and home address.
  • After that, send the advertisement’s copy with all the necessary documents to the Department of Publication for the completion of the name changing procedure.
  •  You will be required to visit the property registry office once the name is legally changed and submit self-attested proofs regarding your new name along with a nominal fee.
  • Then, respective officers and an inquiry will verify the documents and check whether the name change is genuine.
  • After the verification, your name will be updated on the property records.

I will always suggest getting your property documents updated as soon as possible. There are many properties that are sold illegally and might have more than one owner. Get your property registered as soon as you buy it. Since I live in Tamil Nadu, I know how things work here. If you want to do any name correction in property documents here, you will have to do it offline. No online method exists to correct property documents. I tried to correct one of our neighbours’ names printed on her property document as Avantika instead of Abantika, but could not do it. So let me share how to change name in land documents in Tamilnadu.

How can one change the name on land documents in the state of Tamil Nadu?

To correct or change your name in the land documents in Tamilnadu, you will have to

  • Visit your nearest Taluka or Village Administrative office

  • Get the form for the transfer of Patta

  • Fill out the form will all relevant details, name, property details, address and more

  • Submit the form with necessary documents attached

  • Take the receipt

My uncle bought a property from his friend in his name so name change in property documents also became mandatory. There are a few things that are to be followed but you will need several documents. I would like to share these details here to help you all.

What is the procedure to change name in property card?

The documents that are needed to complete the process are

  • Receipt of the last tax paid on the property

  • An attested copy of the sale transaction deed that is in your name

  • NOC from the housing society

  • Duly filled application form along with the new owner’s signature

You will then need to submit these documents to the Commissioner of Revenue. They will verify everything and if everything goes well, it will get done within a month.

 

Also, know that this is not the only thing that is to be done. You will also need to do the mutation of the property and transfer the title from the old owner to the new one. Just get your NOC or death certificate in case of inherited property and submit it to the Municipal Body of that area.
