It has been an age old question whether to invest in residential property or commercial property. While each has its own benefits, however, if you want short term benefits and high returns, then you should consider investing in commercial property. Commercial properties offer a very high income in comparison to residential properties. Many experts say that if the location and other factors are met, the rental yield from a commercial property can be upto 12%. On the other hand, a residential property would give you a rental yield about 3-5% at the max. However, if you are looking for long term and steady income, residential property is a better option. In addition, the appreciation value of a residential property is much higher than that of a commercial property as the commercial properties have to keep up with the fast changing market trends. So depending on what your goal is, you can decide whether to invest in a commercial property or a residential property. I would suggest, if you already have a residential property for self-use, then you can consider investing in commercial property as it has excellent short term returns.
