My friend works as a real estate agent and we were talking about the increasing land costs in India a few weeks ago. I was looking to buy an agricultural property and hence, asked him, where can I get the lowest price of agricultural land in India? He informed me that there are various areas in the country with inexpensive agricultural land. He said there are various aspects I must consider before buying the land. I have listed out all the factors he informed me of below.

Where can I Get Cheapest Agri Land in India?

According to my buddy, land is typically less expensive in rural or underdeveloped places than in metropolitan or highly developed ones. Central Indian states like Madhya Pradesh and Chhattisgarh, as well as northeastern areas like Bihar and Jharkhand, are renowned for having comparatively lower land costs.

He also stated that the location, size, type, and fertility of the land all affect agricultural land rates. The following lists the various kinds of lands:

  • Soil (Red soil / Black soil)

  • Water (Naturally Available or Borewell)

  • Cultivation or plain land

  • Types of crop grown in that land.

He said even in Karnataka I can get land at the best price. He also shared the average pricing for some states with me. You can check the rates here.

Hi,

The northern Indian states of Uttar Pradesh, Rajasthan, and Madhya Pradesh have the most affordable land.

  • Land in the states' most remote interiors, such as Telangana Pradesh, Andhra UP MP Rajasthan and Assam, where there is only one road's width

  • Affected land from last year's floods, famines, or other natural disasters that eventually recovers its vigour, but hold the risk of further disasters persists.

  • Land in places afflicted by Naxal

  • Land in the Punjab or West Bengal state borders

  • In Nepal and Bhutan, Indians can also purchase affordable land.

  • Barren land

  • Areas close to tribal villages
