Before I tell you how to check A Khata or B Khata, let me tell you what khata, A khata, and B khata actually mean.

What Is Khata?

A property is considered to have a Khatha when it is included in the property register that is kept by a municipality or corporation. Property is assessed to tax, given a municipal number, and the primary taxpayer is recorded when it is registered with the municipality or corporation.  

What is A- Khata?

A property is referred to as an "A Khata" property if it possesses a Khata certificate and extract.

Certificate of Khata: The declaration determines that a specific property is held in the name of a specific individual. This is required to get a gas or water connection, among other things. It was issued by BBMP.

Khata Supplement: The name of the property owner and specifics about the property, such as its size and built-up area, are included in this document, which is also issued by BBMP.

Either a computer-generated Khata certificate and extract or a manual format (handwritten) can be used. The A Khata can be obtained electronically if the property has a property ID number (PID).

What is B-Khata?

The provision of "Form -B" was made in order to include unapproved layouts and buildings built in violation of bylaws in the scope of property tax. A separate register is kept for these kinds of buildings, called the "B Register," and it is used to collect property taxes from such buildings, apartments, or sites. On B Khatas, "Form B Property Registry Extract" will be written.

How do I know if my property is Khata or B Khata?

To understand how to identify A Khata certificate, it is necessary to know the difference between the two. Your property is an A Khata property if both the certificate and the extract of the property exist. But if your property is a B khata property then on B Khatas, "Form B Property Registry Extract" will be clearly written.
