Hi Buddy,

I've purchased a condo in Bangalore. However, I was aware of the structural stability certificate because my father was a realtor. I requested this certificate from the builder, to inspect the building.

I want to make this certificate known to all prospective buyers in the real estate industry. In order to avoid any unanticipated construction scenarios, such as collapsed and crumbling buildings and other problems, the RERA Statute of 2016 established the Structure Stability Certificate.

Even if the act does not require it to be attached when registering the project. States like Andhra Pradesh, however, have made it clear in their regulations that you must attach it while registering the project.

In order to register a project in APRERA, the promoter must submit a Structural Stability Certificate properly issued by a Certified Structural Engineer in accordance with Rule 3B (1) of the 2017 APRERA Rules.

Who can issue structural stability certificate?

A stability certificate for a structure designed by him can only be issued by a structural engineer who is qualified, experienced, and registered with the local authority. This indicates that only the original designer may provide a stability certificate once.

General Information Regarding the Structure Stability Certificate:
  • Homebuyers have every right to request the structural stability certificate from the promoter in order to obtain assurance regarding the type of construction being made, the material type, the type and thickness of blocks used, and the brand of cement.

  • According to the certificate signed by a qualified structural engineer, the concerned structure was completed in conformity with all applicable Indian building codes, such as the Bureau of Indian Standards and the National Building Code of India.

  • It contains information like the name of the builder, the project's title, the building's address, the number of floors taken into account during design, and the structural building certificate obtained for the design of footings with the structural engineer's stamp.

  • It attests that roofs and floors were built by the authorised load.

  • It also makes it clear that the building was carried out following the code of practice for plain and reinforced concrete.

I would like to conclude my answer here about the structural stability certificate. I hope this helps:)
