Last month, I was in a situation where I had to rent a place for the first time, so I had to learn about the various ways of renting. That’s when I came across a term called ‘tenant’ and I was curious about what it meant to be a tenant. I started asking my colleagues what do you mean by tenants and I learned about that.
What is Mean By Tenants?
At first, I thought it was just about paying rent and staying in a house, but there’s a lot more to it. A tenant, as I found out, is someone like me who temporarily lives in a property that belongs to someone else.
In exchange, I pay rent as per the agreement made with the landlord. This agreement clearly lays out everything, like how much rent to pay, when to pay it, and how long I can stay.
One of the key things I learned is that the rental agreement also protects me as a tenant, ensuring my rights are respected.
For example, I have the right to access essential services like electricity and water. I can’t be denied these even if something goes wrong with payments.
Also, landlords can’t randomly increase the rent without following proper notice rules. They also can’t evict tenants unfairly, which really gave me peace of mind.
One thing I didn’t realize earlier was the importance of the security deposit. I had to pay it upfront, but the good part is that I’ll get it back when I move out, provided there’s no damage to the property.
Getting a rent agreement is super important because it legally binds both the tenant and landlord to follow certain rules.
All in all, being a tenant involves understanding your rights and responsibilities, and having a clear agreement with the landlord made me feel secure about my rental experience. I hope my answer details you about who are the tenants.

Who is a Renter?
A renter is someone who occupies another party's property in return for money. This is usually done through a lease or renting agreement. Although they do not own the property, renters are allowed to use it as long as they abide by the conditions specified in the rental agreement.

Right to Privacy: Before accessing a rented property, landlords are required to give notice.
Right to Security Deposit: Landlords must return the deposit or provide an itemised deduction list.
Right to Non-Discrimination: Landlords are not allowed to discriminate based on race, gender, religion, or any other category.
Right to Appropriate Notice: Before ending a lease or evicting a tenant, landlords are required to give notice.
Right to legal documentation: Renters are entitled to request a signed lease or rental agreement. The terms of the lease, the amount of rent, the frequency of payments, the obligations, and any other open conditions should all be specified in detail in this agreement.

Features of Tenancy:Let’s say you give out your house to friends for some months. Now, this won’t be considered a tenancy. These 3 factors are essential for establishing tenancy:
It should be exclusive access granted to the family/person
The tenant should be paying rent.
Tenancy is for a fixed period of time.

Rights of a TenantAfter the tenant definition and characteristics, it’s important to know about their rights. Some important rights of a tenant under the Rent Control Act:
Right to essential servicesA tenant can’t be denied basic amenities, which include the right to electricity, a fresh water supply, and more. Even if the tenant fails to pay the rent, these services can’t be withdrawn (unless there are reasons beyond the landlord’s control)
Right to pay a fair rentSince there isn’t any upper limit to how much rent can be asked, landlords fix the rent based on the existing rental rates or on their own. However, the tenant has the right to approach the court if they feel that the rent revision is not reasonable.
Cannot be evicted unfairlyA landlord can’t legally evict tenants unless they have violated the clauses specified in the rent agreement. However, the reasons allowed for evicting tenants may be different from one state to another.
