When I recently went to buy a property, I discovered that ground floor flats were less expensive than upper floor apartments. I thus asked the builder why are ground floor apartments cheaper. Ground-floor apartments have many advantages, such as convenient parking, lower maintenance charges, and easy access to stairs. But the builder told me that you should also take into account the following drawbacks before choosing one:

  • Ground floors are more susceptible to theft and break-ins than apartments on higher floors, which makes them less safe.

  • Bottom level apartments are frequently located nearer to pedestrian traffic, street noise, and other disturbances like deliveries and garbage collection. For purchasers who want tranquility in their living area, this can be a big turnoff.

  • Ground level apartments may not receive as much natural light as upper level apartments, particularly if they are bordered by other buildings or structures. As a result, you will feel the living area darker and less welcoming.

  • Furthermore, as comparison to apartments on higher floors, bottom floor apartments could have limited views and outdoor space.

After the conversation with my grandparents, I deduced that there are several pros and cons of living on the ground floor flat. These factors majorly impact the prices of flats. Ground floor flat is cheaper than high rise flats as they tend to be cold and damp. Ground floors in crowded localities can also lack privacy. A person living on the high-rise floors will experience a better view, air passage, sunlight, and less disturbance but ground-floor flats lack these. So most people opt for high-rise flats only.

Pros:

Since my grandparents are quite old, a ground floor flat is the best for them as

  • They don’t have to climb stairs

  • At times of emergency, they can escape easily

  • Maintenance charge is less

  • They can walk in the garden anytime they want without using lift or elevator

  • They don’t need ACs as the floor already cool

  Cons:

People living on the ground floor flats will experience

  • More noise and less privacy

  • Rodents and insects will be in the ground floor flats more as they are damp

  • People living here won't get enough sunlight which can make the rooms unhygienic

  • Lack of ventilation and free flow of air

 

I think for old aged people, families with children, disabled people flats on the ground floor is okay but if you really want to invest and live freely, high rise flats will be the best option.
