Concrete is porous in nature, The climate and the products stacked on top of the concrete slab impact the life of the concrete. I will tell you ‘why does concrete spall’. In colder climates then concrete undergoes an ice-thaw cycle where the top layer of the concrete can crack. Spalling affects framed buildings, multi-story car parks, bridges, jetties, tanks, and bunds.

What causes concrete spalling?

Concrete spalls for various reasons, it leaves the surface looking uneven. The aggregate layer underneath the concrete gets visible.

- Fire :

Exposure to fire causes the concrete to change to stem. It creates expansive pressure in the concrete layer. 

- Corrosion :

Reinforced steel gets corroded and occupies more volume than before. The new-sized pipes within the concrete wall create pressure. Scaling occurs because of pressure. 

- Joints :

When joints are displaced due to improperly constructed joint structures, the concrete tends to spall. 

- Shrinkage :

The space between the top coat and the bottom coat moves due to bond failure. The bonding grout dries up and the concrete layer spalls.

- Quality :

Low-quality concrete has a tendency to stall. You should use high-quality materials in your real estate construction.

Few other spalling concrete causes :

  • Improper curing / poor finishing techniques

  • Bond failure in two-course construction

  • Electrochemical reactions (such as from de-icing salts)

  • Corrosion/oxidation of reinforcing rebar (due to water exposure)

  • Subpar quality concrete

  • The wear and tear of the freeze-thaw cycle
