According to research by real estate consultant ANAROCK, Hyderabad's housing costs increased by 64% between 2019 and H1 2024. However, industry studies show that during the July to September quarter of this year, the city's market saw a considerable fall in both sales and new launches. 

Will Property Prices Fall in Hyderabad?

As I already mentioned that there is a sharp increase in property prices in Hyderabad, However, Propequity, a data analytics company, reports that between July and September, Hyderabad's new launches fell by 54%, while sales fell by 42%—the largest dip among the nation's main metropolises.

According to the research, the city saw 25,370 new housing launches between July and September of 2023, but this year's numbers were only 11,601 units. Sales showed a similar pattern. Last year's July-September quarter saw 20,658 units sold; this year, that number fell to 12,082 units. 

The reason behind this are,

  • The market is extremely oversupplied, which has caused activity to slow down. Hyderabad real estate prices have risen sharply, with nothing under Rs. 1 Cr to Rs. 1.25 Cr. Thus, a significant portion of buyers are not accommodated by this budget.

  • A decrease in property registrations results from many buyers viewing June and August as unlucky times to purchase. However, due to the holiday season, it is anticipated that sales would increase in October and December.

  • Some business people also believe that property buyers have been negatively impacted by HYDRAA's demolition of encroachments, which has made them hesitant to invest in the market.

So though it is really difficult to predict whether the property prices will fall in Hyderabad or not, because of these factors there might be a scenario when property price can slightly decline so that people take more interest in investing in the real estate market.
