Sector 86 has become quite liveable now. I stay in an affordable 2BHK and commute to Badarpur daily. Metro is a bit far, but autos and rickshaws are easy to get. Local market is okay, mostly basics. It’s quiet at night, and that’s a plus for me.
I’ve rented out my 2BHK here. Rent comes on time, and there’s good demand from working couples. The flat is in a gated society, so security is taken care of. Water and power backup are reliable. Not too much nightlife or commercial stuff, but fine for family living.
Came here to visit my friend’s new home. The colony looks neat and peaceful. Roads are clean and well-paved. It’s not too crowded, which I liked. Still feels a bit far from main city areas though.
I’ve been living in a society flat here for 8 months. Area feels safe and peaceful. The gated society has proper security and power backup. Groceries and essentials are delivered easily, but for cafes or fancy places, we go to Sector 15. Roads are wide and less noisy, which I love.
Sector 86 looked promising because of upcoming infrastructure. I purchased a flat here in 2020. Rental demand is steady due to new societies. It’s not fully commercial yet, but the environment is peaceful and buyers are mostly end-users.
The apartments are spacious and affordable, but shops and daily services are a bit far. So you need a vehicle to go there.
It’s safe, has decent parks, and good air as well but public transport is not good here. During peak hours you will not fiind any vehciles.
I've seen real improvements in the last few months but they should fix that road first. It's so bad that people can literally die after falling in potholres.
I went there a few years back and it seemed kind of okaish. The raods needs to get better though.
From an investor’s point of view, the value lies in future potential. It’s one of those places where patience might actually pay off.
We bought a builder floor in 2018. The area was empty back then, but now more people have moved in. It’s quiet, safe, and has a good residential vibe. Roads are nice, and traffic is less compared to old Faridabad. Needs more public transport options.
