The area is fine for short term stays. There are very few modern apartments with elevators or clubhouses. If you're looking for luxury or semi-luxury flats, this isn’t the area.
I bought my house in Gokula Extension about a decade ago. Since then, land prices have appreciated steadily, mainly due to metro access, proximity to Peenya industries, and improving infrastructure. There aren’t many gated communities or premium apartments here. It's more of an old-layout with mostly independent houses.
t’s close to Yeshwanthpur, Rajajinagar, and Malleswaram, so commuting to any part of west or north Bangalore is very easy. The metro stations nearby like Yeshwanthpur and Sandal Soap Factory also help but the roads inside Gokula Extension are narrow and not well-planned for today’s vehicle density. Parking is a big issue.
it’s much more affordable than Rajajinagar or Malleswaram, but still just 10 minutes away. For working professionals like me, it’s a smart choice. But on the negative side, many rental houses here are decades old. Plumbing issues, broken tiles, and wiring problems are common unless the owner has renovated.
The locality has decent infrastructure, and property prices have been stable with gradual growth.
Being close to areas like Indian Institute of Science adds value and keeps occupancy high.
It's not a premium locality but a decent, peaceful, and quiet residential area. If you like nightlife or trendy cafes, this area doesn’t offer much. You have to go to Malleshwaram or Orion Mall.
