हा परिसर मध्यवर्ती असून दीनानाथ मंगेशकर रुग्णालय अगदी जवळ आहे, ही मोठी जमेची बाजू आहे. मात्र, गावठाण असल्याने रस्ते अत्यंत अरुंद आहेत आणि वाहनांच्या सततच्या गोंगाटामुळे शांतता मिळत नाही. मंदिरे जवळ असली तरी चालण्यासाठी मोकळी जागा आणि बागांची या भागात कमतरता आहे
मुलांच्या शिक्षणासाठी अभिनव विद्यालय आणि मयेकर शाळा जवळ आहेत. कर्वे रोडवरील बाजार आणि नलावडे डेअरी मुळे घरगुती गरजा लवकर पूर्ण होतात. पण, जुन्या वाड्यांमुळे ड्रेनेज तुंबण्याच्या समस्या वारंवार उद्भवतात आणि अरुंद गल्ल्यांमुळे कचरा उचलणाऱ्या गाड्या पोहोचायला अडचण येते.
कनेक्टिव्हिटीच्या दृष्टीने नळ स्टॉप मेट्रो स्टेशन जवळ असल्याने या जागेला सोन्याचा भाव आहे. भविष्यात क्लस्टर डेव्हलपमेंट किंवा पुनर्विकासाला (Redevelopment) मोठी संधी आहे. मात्र, सध्या पार्किंगसाठी अजिबात जागा नाही, ज्यामुळे पाहुण्यांच्या गाड्या लावायला किंवा स्वतःची गाडी पार्क करायला रोज वाद होतात.

Erandwane has always been a valuable location. Property demand is consistently high because of its central position in Pune. I have not faced issues with renting out my property.
