Evening commutes are fairly manageable from here, which was one of my key reasons for renting. There's a lot happening around the area, from good schools to convenient grocery options. The lack of covered parking in many independent buildings is a bit of a downside. Weekends can get noisy near the main roads, but the internal streets are peaceful. Overall, it works well for someone like me who values both proximity and peace.

Visited a friend living here and was honestly surprised by how green the inner lanes are. It didn’t feel like a congested part of Bangalore. Getting in through the main roads was a bit tricky during peak hours, but once inside the layout, it’s calm. The area has a balanced vibe—neither too commercial nor too isolated. A good mix of everything.

We've been living here for 8 years, and watching the area develop steadily has been satisfying. The roads have improved, street lighting is decent, and crime has rarely been a concern. We have schools and hospitals within a short drive, and even grocery delivery is never an issue. Only drawback is that traffic is unpredictable on weekends, especially near the Outer Ring Road junctions.

Rented out two units here over the last three years, and occupancy has been steady with very few gaps. What makes this area a strong investment is the demand from tech professionals working near Manyata and Kirloskar. The only challenge is that certain inner streets need better upkeep. But the returns, considering the price appreciation and rental value, make up for it.

The area is peaceful and well-connected, with basic amenities nearby. Rentals are affordable, making it suitable for families and working professionals.

Prakruthi Layout in HBR Layout is a growing area with good rental demand. Property prices are reasonable, making it a solid long-term investment.

Living near 80 Feet Road makes travel to Manyata super simple daily. Auto drivers ask normal rates mostly. All grocery shops and bakeries are just walking distance. Only issue is evening traffic near the junction.

Sewage lines overflow near the rajakaluve every heavy rain. Water enters ground floors in low areas and BBMP does nothing permanent. Roads get full of potholes after monsoon. Very tired of cleaning mud.

Nice quiet residential locality with plenty of big trees. Finding food joints near 36th Cross is very easy. Parking on the internal streets can get a bit tight though.

Rental demand is always high because of nearby tech parks. But Cauvery water connection is still mixed and most houses rely heavily on private tankers. Decent returns if you manage water.

Super convenient for daily stuff. Supermarkets and small vegetable shops are everywhere inside 5th Block. Street lights work well and walking home from the bus stop late feels safe.

Roads inside the layout are narrow and people park both sides carelessly. Garbage dumping near empty plots is a daily headache. Dust from nearby construction just adds to the pain.

Area is okay for short stays. Getting buses towards Nagawara or Hennur Main Road is easy. But autos straight up refuse to go inside inner cross roads during rush hours.

Rents are going up for no reason. Water supply comes only for 2 hours in the morning. If you miss that window, tanker water is the only option. Not worth 25k rent.

Very peaceful environment for living compared to other crowded areas. Parks are maintained okay and Florence school is right around the corner. Everything needed is close by.

Lots of good cafes and local messes nearby. But driving a car through the internal layout signals during peak office time takes 20 minutes extra easily. Better to take a bike.
