The location is great, but ongoing construction nearby creates a lot of dust and noise. It's a developing area, so it comes with some compromises, though it has good future potential.
I invested in a pre-launch project in Balewadi in 2019. The property appreciated well due to metro development and proximity to IT hubs. Rents are steady, and it’s easy to find professional tenants. I consider it one of my better Pune investments.
I have been renting a 2BHK in Balewadi for a year. The society has great amenities, 24x7 security, and is close to my office in Baner. The grocery stores, cafes, and clinics nearby make daily life really convenient.
Balewadi seemed well-maintained, but public transport options were limited. If you don’t have your own vehicle, getting around might be inconvenient. Still, it felt safe and was aesthetically pleasing.
Neighbourhood feels vibrant and well-planned. Roads are wide, and there’s less noise compared to busier parts of the city.
The metro and Baner Road connectivity help a lot and people here are very good and the security is also good.
The area attracts good tenants, and rent keeps rising gradually. Maintenance is easy, though new projects nearby sometimes cause dust and noise.
It’s ideal for mid to high-end property investment but they need to fix the roads for the prices to reach their potential.
Demand from professionals keeps rentals stable but the pices are a bit high, but the returns justify it. Some areas still need better drainage, though.
Guru Tegh Bahadur Nagar Metro station is within walking distance, and there are so many cafés and shops around but the rent is a bit high.
This larea is very well-connected and safe as well. If you don't have a dedicated parking space then its going to be quiute tough for you as the area don't have proper parking spaces.
This area has great potential for investors who focus on rental income. The crowd is mostly students, so the turnover is high, but there’s never any vacancy.
Investing here guarantees occupancy all year round. The location near Delhi University ensures strong rental yields.
Rents are very good here as there's always availablity of students. The rooms that I rent out are never empty as as one person goes another comes within 4-5 days.

Owning a flat here has been smooth. The society is clean, with regular maintenance, and the location connects well to Baner and Hinjewadi. My kids love the park and clubhouse and we are happy living here
