Living in Kodandarama Nagar feels practical more than anything else. My office is in Tharamani, so I don’t waste much time commuting. Early mornings are actually quite peaceful, and I sometimes walk near Perungudi Lake before work. Inside Kodandarama Nagar, streets are calm, but once you reach OMR, traffic builds up fast.

While tenant demand is good, maintenance of surrounding roads is not always consistent. Some tenants have pointed out drainage issues during monsoon. That said, location keeps the demand steady because of office proximity. Daily needs are easily available, and connectivity to airport side via Pallavaram-Thoraipakkam Road is helpful.

Kodandarama Nagar is not a flashy area, but for someone working nearby, it gets the job done comfortably. Food options are better towards Thoraipakkam side, so weekends usually mean stepping out.

I found Kodandarama Nagar quite practical from an investment angle. The tenant demand is consistent due to nearby offices in Perungudi and Tharamani. Social infrastructure is already present, including schools and hospitals, which support long-term occupancy. The pricing is still within reach compared to prime Chennai zones.

The area is mostly quiet, especially at night. Everything is nearby, from groceries to clinics. My family feels comfortable here. Ramappa Nagar Park is where we usually go in the evenings. Only during heavy rains, water tends to collect in some stretches, which is a concern.

OMR tech parks are very close, so daily office going is completely sorted. Public transport like local buses and shared autos are frequent. Evening traffic near the main signal is the only delay.

Rent is slightly on the higher side due to IT crowd here. All basic grocery stores, supermarkets, and local messes are nearby. Water supply comes only in the mornings.

Walking is difficult because the inner streets are narrow and delivery bikes zip past constantly. Proper footpaths are missing. Streetlights are dim in some colony corners.

Excellent location for bachelors or students. Plenty of budget tiffin centers, street food stalls, and cheap PG accommodations around. Shared autos are easily available at low rates.

The commercial footfall is good due to the dense residential population around here. Municipal garbage pickup is regular. However, parking for customer cars is a big daily headache.

Power supply is stable with very few cuts compared to old areas. The area is quite lively and feels safe for night walks. Regular supermarkets are right outside the lane.

Primary schools and basic clinics are within walking distance, saving daily transit times. The main roads get very congested in the evening, but internal blocks stay safer.

Finding car parking is an absolute nightmare in these narrow colony streets. I prefer taking an auto from the main road signal. Drivers always demand extra fare to go deep inside.

High demand for rental rooms due to proximity to the corporate offices and main highways. Basic drainage works fine under normal conditions. Good value growth seen.

The area has become heavily congested over the years. Drains overflow on the roads even during moderate rainfall. Groundwater quality has dropped and it tastes salty now.
