I appreciate the green spaces in this area. There are multiple parks nearby and it's very airy and comfortable in the evening. But you cannot escape the traffic congestion during peak hours.
I have been living here for the past 7 years, and I love the vibrant atmosphere. Everything is within walking distance or a few kilometres. There are plenty of schools and hospitals nearby too. My kids attend a school just 2 km away and there are supermarkets and local eateries within walking distance.
The real estate is booming here due to upcoming metro expansion and the developing infrastructure. property values have been steadily increasing which makes it a good investment now.
While the area offers everything a resident will need, I feel there is a need for proper drainage and sewage systems.
Nizampet is one of the growing areas in Hyderabad, and I am happy to be living here. As a property owner, I can say the area has strong rental demand and due to affordability, I find tenants quite easily. But I have seen there is a lack of enough parking space here which is common concern among my tenants as well
I picked Nizampet for its straightforward connectivity. It’s right near NH65 and the Nehru ORR. On days I don’t drive, I take an auto to the JNTU College Metro Station. For groceries, D-Mart is super convenient.
Living in Nizampet is good for students due to affordable housing and reasonable connectivity via NH65 and Nizampet Road. There are educational institutions nearby like Sri Chaitanya College. Public transport via Nizampet Bus Stop and metro stations keeps travel easy.
Nizampet has a few green pockets like Aditya Nagar Play Park, but lacks significant greenery and parks. Urban expansion and industrial activity have reduced clean open spaces.
The area is very densely populated and the traffic is always a challenge. Gokaraju Rangaraju and Sri Chaitanya colleges are nearby. Nizampet Bus Stop is nearby for public transport.
Education options like Gokaraju Rangaraju Institute and CBSE schools are a great advantage. The area is fairly safe with some recreational spaces for children.
I love how affordable housing options are in Nizampet. I found a 2 BHK house on rent within my budget, and it's very close to prominent IT parks like Hitech city. But I have found water scarcity to be a major recurring issue here
